STEP #1: DECIDE TO SELL

The initial step in the home-selling process is deciding to sell your home.

STEP #3: HELP YOU OBTAIN LOAN PRE-APPROVAL FOR YOUR NEXT HOME

If you’re looking to buy another home once you sell the home where you are currently residing, it’s a good idea to have the financing pre-approved for your next residence. STEP #4: HELP YOU PREPARE YOUR HOME FOR SALE

Before your Classive Realtor® begins showing your home, you’ll want to make sure it’s in tip-top condition. An attractive, well-kept home generally has a better chance of selling faster. Your Classive Realtor® will offer suggestions, specific to your home, on how to add value to your property without spending a lot of money. Here are a few thoughts to keep in mind.

• A well-cared for lawn makes a great first impression.
• Removing clutter helps rooms appear to be more spacious.
• Sunny or well-lit rooms look larger.
• A house that is clean and smells good creates an inviting atmosphere.

Personal Property
Your Classive Realtor® will ask you to provide a specific list of the personal property that will be conveyed (included) in the sale. These items can include light fixtures, window coverings, appliances, ceiling fans and more. You should label or remove items that you do not want to convey.

STEP #5: PRICE YOUR HOME

Several factors, including market conditions and interest rates, will determine how much you can get for your home. Your Classive Realtor® will conduct a comparative market analysis (a comparison of similar homes sold in your neighborhood) to price your home correctly. You can be assured that your Classive Realtor® will use his or her expertise to get you the best price and the best terms in the time frame you choose.

STEP #6: MARKET YOUR HOME

Your Classive Realtor® serves as the marketing coordinator for your home — disbursing information about your property to other real estate agents and the public. You can expect your home to receive maximum visibility through a customized marketing plan that includes, but is not limited to, the following:

A listing in the Multiple Listing Service (MLS) database. MLS is a membership service available exclusively to a Realtor® and is accessed by real estate professionals and the public.
Your home as a “Featured Property” on Classive Realty’s web site.
• A virtual tour of your property.
• A yard sign to provide additional exposure for your home.


STEP #7: NEGOTIATE

Oftentimes you will have to deal with multiple offers before accepting the one you judge to be the most suitable for you. Your Classive Realtor® will help you thoroughly evaluate every proposal without compromising your marketing position.

STEP #8: ENSURE CONTRACT REQUIREMENTS ARE MET

Once you have a ratified contract (accepted and signed by the buyer and seller), you will now have a number of professionals come into the home-selling process, including inspectors and an appraiser. At this stage, all contract contingencies (anything the buyer and/or seller must do to fulfill the contract) will be satisfied and removed.

Home Inspection
At the buyer’s expense, a home inspector will check the roof, basement, heating system, water heater, air-conditioning system, structure, plumbing, electrical, and many other aspects of the property, looking for damage which may require expensive repairs, as well as fire, safety and health hazards.

Termite Inspection
A termite inspection is required by most lenders and is specified in the contract. If existing coverage is in effect that might avoid an unnecessary inspection, you should let your Classive Realtor® know. It is your responsibility to pay for the inspection, remove any infestation and repair any resulting damage.

Appraisal
The buyer’s mortgage lender will order a home appraisal (an estimate of the value of your home) to confirm that the property is adequate security for the mortgage. When the lender receives an appraisal that meets or exceeds the selling price, and all other requirements of the buyer have been satisfied, the mortgage application will be approved. However, the lender may specify requirements by the seller, such as repairs, which must be met before approving the loan.

STEP #9: PREPARE FOR SETTLEMENT

Settlement Date
After the buyer’s loan is approved, you will receive a settlement date. Your Classive Realtor® will notify you to confirm the date, place and time and give you a checklist of everything you need to bring to settlement. You will also be advised as to when you should notify utility companies to transfer accounts.

Final Walk-Through
At this time the buyer will do a walk-through inspection to determine if conditions in the contract are satisfied. Your Classive Realtor® will notify you of the date and you may or may not be present. You should make sure the utilities are on so that equipment can be operated.

During the inspection, expect the buyer to:

• Try all lights and switches.
• Turn all faucets on and off.
• Run the showers and flush the toilets.
• Turn on the heat and air conditioning.
• Test all faucets, appliances and garbage disposal.
• Open and close all windows and doors.

Any deficiencies will be noted. If money is escrowed (held by a neutral third party) for needed repairs, the title company will release the balance of funds to you once all repairs have been made. If you do not correct the problems prior to settlement, the funds may be withheld by the title company for repairs.

You should make plans to clean, remove trash and vacate the house no later than the day before settlement.

Settlement
At settlement, you and the buyer will sign all pertinent forms, the closing costs are paid and funds are disbursed accordingly. Unless otherwise provided in the contract, the buyer takes possession at settlement. In addition to transferring all house and garage keys to the new owners, you should provide all warranties and user manuals on major appliances in the home.

Once the settlement is complete and the house keys are transferred, you have successfully sold your home!
